Why a few WhatsApp photos and a relative’s opinion aren’t enough

Most buyers abroad decide on the strength of photos the seller sends and the opinion of a relative or friend. Photos show only what the seller wants shown, and a relative — however well-meaning — is not trained to check damp, cracks, finishing quality and utilities, nor to read the deed record and spot a mortgage, seizure or pending lawsuit registered against the property.

The remote buying service puts a neutral party between you and the deal: an AqaarGate staff member standing inside the property, filming live whatever you ask to see; a written report documenting what was actually there rather than what the listing claimed; and a partner lawyer reviewing the paperwork before you commit any money.

A live video viewing on your behalf

We book a slot that works across the time difference, our staff member goes to the property and opens a live video call with you. You lead the tour.

  • Signs of damp, cracking or previous repair work
  • The surroundings: services, transport and what the property is near

The report is a documented visual inspection, not a structural engineering survey or a certified valuation.

Title-deed review with a partner lawyer

We refer you to a partner lawyer who reviews the property paperwork before any financial commitment and explains every clause to you in Arabic or English.

  • Confirming the type of ownership: tabu deed, court ruling, sale contract, inherited share…
  • Matching the seller’s name on the deed with their identity and legal standing
  • Checking registered encumbrances (mortgage, seizure, litigation, heirs’ rights)
  • Confirming a valid power of attorney where the seller is selling as an agent
  • Reviewing the draft sale contract and its clauses before signing

You are abroad, and completing a purchase needs someone acting for you inside Syria. We guide you through the practical route to a correctly drawn power of attorney from where you live.

This guidance is administrative. The power of attorney is drawn up and authenticated by the competent official body with the partner lawyer’s oversight, and requirements differ from one country of residence to another.

  4. The live tour

    A video call you lead with your own questions and requests, with the recording sent to you afterwards.

  5. Report and legal review

    The photo-backed condition report, then the partner lawyer’s review of the title deed and the seller’s paperwork.

  6. Power of attorney and completion

    We guide you through arranging the power of attorney from your country of residence and stay with you until the procedures are completed in Syria.

The limits of this service — what we do not do

You should know this before you pay, not after.

  • We do not receive or move your money. Payment stays between you and the seller through official channels.
  • We do not issue legal opinions. The opinion comes from — and is the responsibility of — the partner lawyer.
  • The condition report is a documented visual inspection, not a structural survey or a certified valuation.
  • We cannot guarantee the price will hold or that the property will still be available when your procedures complete.
  • We do not negotiate on your behalf unless that is agreed in writing as part of the scope.

Fees

Fees depend on the city, the property type, how many viewings you need, and whether you want the legal review and power-of-attorney guidance or the viewing alone.

We send a written quote before any work starts and do not begin until you approve it. Where a purchase commission applies, it is stated explicitly in that same quote.

Cities we cover

Damascus, Rif Dimashq, Aleppo, Homs, Hama, Latakia and Tartus. If the property sits outside these cities, contact us so we can confirm coverage before anything is agreed.

Compliance and payment — read this before transferring anything

If you live outside Syria, your transfers may be subject to your country’s sanctions and anti-money-laundering rules, and your bank may ask for additional documentation on the source of funds and the purpose of the transfer.

We recommend consulting a legal or financial specialist in your country of residence before any transfer — particularly for residents of the EU, the UK and the US. AqaarGate does not provide tax or sanctions advice and does not act as an intermediary in moving funds.

Do you receive the money or transfer it to the seller?

No. Payment stays between you and the seller through official channels, and we do not act as an intermediary in moving funds. Our role is the viewing, the report, the review and the guidance.
