How to check property ownership in Syria

Before you pay anything, confirm the seller is the registered owner and the property is free of claims. These are the steps, in order.

Last reviewed: September 2026

  1. Get a recent registry extract

The Real Estate Registry is the legal record of ownership, so get a recent property registry extract (bayan qaid aqari) using the property number and real-estate zone on the title deed — the paper deed alone may not show later changes.

  2. Where to request it

You can request it from the registry office for the property's area, or online through the Moamalati app or the Anjez platform and collect it at any Syrian Post office; as of August 2026 the online service covers Damascus, Rif Dimashq, Homs, Hama, Tartus, Latakia, Daraa and Quneitra.

  3. Check the seller against the extract

Check that the registered owner matches the seller and that the extract shows no mortgage, lawsuit mark or seizure.

  4. Verify any power of attorney

Verify any power of attorney with the notary who issued it.

  5. Inherited property

For inherited property, make sure every heir takes part in the sale.

  6. Have a lawyer check before you pay

Sale and transfer rules have changed since 2025, so have a lawyer check the paperwork before you pay.
